  • Managed Set up fees 65% +Vat = 78% of rent (with minimum fee of £475+ Vat = £570)
  • Standard Management fees 13% + Vat = 15.6%
  • HMO management fees 15% + Vat = 18%

Tenant Find Only Set Up Fees

  • Tenant Find Set up fees 83.33% + Vat =100% of rent

  • Visiting Empty Properties for insurance purpose:   £60 per visit  Capped at £120 per month
  • Extra Documents produced on behalf of the landlord:   £30
  • Keys to be Cut   COST OF KEYS PLUS :   £25
  • Inspect Supply and fit new fire/smoke alarm   £66 each  
  • Refurbishment, Repair & Maintenance and project management: upto  20%. PLUS VAT
  • Out of hours Call outs for each member of staff:     £120 first hour Min – £30 per half hour thereafter
  • Tenancy renewal fee: £60
  • Section 8, 21 or 13 notices  as well as notice of intention to sell:   £96 each
  • Attending a notice of abandonment :   £90 per visit
  • Attending Eviction:   £120 per hr
  • Mediating a dispute between landlord and Tenant  : £60 1st hr   :   £30 per hr there after
  • Dealing with Court papers or applications: £60 each
  • Attending Court:   £120 per half day per member of staff
  • Dealing with Insurance, utility and debt companies:   £30 each occasion
  • Dealing with head lease or lease management companies:   £30 each occassion
  • Arranging & Collecting Quotes for Refurb, post final inspection or insurance :   £30 each
  • Dealing with DPS reconciliation :   £48
  • Dealing with Statutory Declarations :   £48
  • Working with a solicitor to resolve tenancy issues 12% with :   £120 min fee

Cancellation fees payable Inclusive of vat

Where full management service is cancelled within the 12 month agreement or during a in-situ tenancy that was provided by Right 1, commission is payable at Normal management fee for the remainder of the 12 months payable as a lump sum
