All fees are inclusive of VAT where applicable unless otherwise stated


Referencing Fees

  • Referencing: £160 Per Person over the age of 18
  • Referencing: £160 For Guarantors.
  • Referencing: £160 for Corby Lodge complex referencing
  • Referencing: £300 for company checks and due dill
  • Referencing: £100 ROOM ONLY and house share

All referencing will include ID verification and Proof of Residence, Landlord and Employer references where applicable and credit checks.

Due to new legislation the government requires all tenants to have a Rights To Rent check carried out. this may involve an extrnal payment to a thrid party

Please be aware that one of the main reason that applications are declined, is through NON Disclosure, this means that either the information is totaly false or some important information has been left out, for example answering NO to "do you have any adverse credit" when a County Court Judgement(CCJ) or a bankruptcy is on your record, we also need three years residential address history either inside or outside the UK. 

Employment criteria

Employed - Employed status can be from day one of employment and requirements are 3 wage slips or contract of employment and conformation from employer when we contact them

Agency - Agency status needs to have either been with the same agency or employer for 6 months, requirements are 6 wage slips and confirmation from agency when we contact them

Self employed - You need to have been Self Employed for a minimum of 1 Year, requirements are 1 years accounts or 12 months proof of self employment income

Sub contracted - Although Sub contracted is self employment, we can accept 6 months on a sub contract with 6 months invoices and 6 months proof of income 

Retired - Retirement status can be from day one of retirement and requirements are proof of retirement income  



Check in and check out fees:

  • £210 Per Contract for Tenancy agreement contract, Check in and Admin
  • £100 All Renewal/Extension agreement
  • £100 Corby Lodge Complex
  • £50  ROOM ONLY and house share
  • £60 outbound Inventory check out
  • £30 for us to provide a reference for a forwarding landlord



  • Standard Deposit is equivalent to 1.5 month's Rent
  • House Share per Room deposit is £250
  • If a pet is allowed in the property an additional £200 deposit


Other Potential costs

  • Pet Documentation Fee: £60 Per Property
  • Tenancy Amendment fee: £60 per amendment
  • Late payment fee £30 (payable on up to 7 days late) if unauthorised then £6 per day thereafter
  • Arrears letters £30 per letter issued
  • Cash handling fee £24
  • failure to cancel standing order at end of tenancy £30
  • Additional Copy of tenancy agreement £60
  • Amending payment date £30 (subject to landlord authorisation)
  • Missed inspection or maintenance visit £60
  • Cancelled or missed final inspection £90
  • Agent Call out charge £30 Per Hr
  • Out of hrs agent Call out charge £90 1st hr or part of and £50 per hr thereafter
  • All maintenance and emergancy call outs that are Not responsibility of Landlord will be charged to the tenant plus 20%
  • Project managment of Work needed to be carried out after the tenant has vacated due to porr condition or damage £90 (NOTE: trades fees are added on top of this fee)
  • Reconcilliation of utillity companies due to outstanding bills from tenant after property is vacated £30 per bill
